Commercial Real Estate Leads With a Financing Need

A commercial real estate lead can mean a buyer, seller, tenant or borrower. This category focuses on businesses and property investors seeking financing for commercial property—not property listings or contacts looking only for an agent.

A useful commercial mortgage lead identifies the property, transaction purpose, requested loan and timing. The lender or broker then assesses whether the request fits its programs.

Commercial property purchase leads

Record the purchase price, requested financing, available equity and contract status. A borrower researching options is at a different stage from one with a signed purchase agreement and closing deadline.

Commercial refinance leads

Capture the existing loan balance, maturity date, reported property value and purpose of the refinance. Flag any requested cash-out separately rather than assuming all proceeds will pay off existing debt.

Bridge financing inquiries

Financing requests outside another provider’s program

Members may refer purchases, refinances or transitional projects outside their lending scope. The reason for the handoff should be visible alongside the property type, requested amount and timetable.

Eligible lead bundles

Eligible unclaimed lead bundles provide additional purchase options when available. Review inquiry age and the displayed terms, and check that the financing need remains active, especially where a contract deadline or loan maturity is approaching.

The exchange assigns each claim to one receiving member. Prior distribution outside MCA Shield must be disclosed; suitable transaction volume is not promised.

Property Types and Transaction Details Members May Review

Provider eligibility and live inventory vary. These examples help members describe the property accurately rather than implying every property qualifies.

Owner-occupied business property

Premises used by the operating business. Record business use, occupancy and the financing purpose so the provider can identify the appropriate review.

Industrial and warehouse property

Warehouses, distribution facilities and industrial buildings. Disclose use, occupancy and known condition or environmental issues for further assessment.

Retail and office property

Single-tenant or multi-tenant buildings. Lease terms, vacancies and tenant concentration can affect the financing discussion.

Multifamily and mixed-use property

Commercially financed apartment and mixed-use properties may fit an approved provider’s scope. Record unit count, uses and occupancy; consumer home loans are outside this exchange.

Hospitality, storage and special-use property

Hotels, self-storage and other specialized properties may require lenders familiar with the business model and operating records.

Development and transitional property

Land, construction, renovation or lease-up projects require a clear plan, current project stage and financing purpose. Record execution risks and the proposed repayment or exit strategy.

Two inquiry round-robins for the top three paid MCA tiers

Only the $9,000, $10,000 and $11,000 paid MCA tiers share eligible direct merchant inquiries from MCA Shield’s quote form and a separate round-robin of MCA debt relief ISO/partner inquiries.

A lower-priced tier does not qualify for either rotation, even while temporarily appearing in the first three listings. Directory position and lead eligibility are separate.

Routing depends on active status, service fit, geography, availability and documented permission. Inquiries directed specifically to your company and standard exchange claims remain separate. Other categories require their own agreed routing scope; these MCA benefits do not automatically apply to them.

While higher tiers are vacant, your listing may appear higher among active members. When those tiers fill, listings follow the purchased order. Your purchased priority remains fixed for the agreed term through November 30, 2027; continued placement requires renewal. Holders receive the first opportunity to renew their tier before it is offered to another company, subject to the agreement’s deadlines and terms.

  1. Inquiries and leads received: direct profile inquiries, exchange claims and eligible round-robin introductions, separated by source.
  2. Profile and article traffic: views, unique visitors and the company content attracting the most interest.
  3. Website and contact-option clicks: activity on website, phone, email and inquiry links, with completed inquiries counted separately.
  4. Traffic sources and search visibility: available referral sources, search queries, impressions and clicks for your company content.
  5. Visitor pathways and drop-off points: how visitors move from guides and directories to your profile, website or inquiry, and where they leave.

Reports use available tracking, compare quarters as history becomes available, and explain the next priorities. Reporting does not give members access to unrelated visitors’ identities or financial details; identifiable inquiries are shared only through permitted delivery routes. Activity or sales after a visitor reaches your own website require your tracking or shared results.

Exchange claims, start dates and membership details

Earn a credit when your referral is claimed. Submit an eligible inquiry with the prospect’s permission. When another member claims your accepted referral, you earn one credit. Submission alone does not earn a credit.

Standard claims: active Platinum members use one earned credit with no cash claim fee. Non-Platinum members use one earned credit plus $40. Claims require exchange approval and available inventory; no starting credits are included.

Direct inquiries and bulk inventory: the two MCA round-robins are included only with the qualifying paid MCA tiers. Direct merchant inquiries from MCA Shield’s quote form are not individually sold to free members or lower-tier Platinum members. Standard exchange claims and separately priced bulk purchases remain distinct.

Timing: Platinum is available now. The first term ends November 30, 2027; joining before launch includes the prelaunch period. Publication, article scheduling, reporting and applicable routing start dates are confirmed in the agreement. Standard exchange claims begin at opening, scheduled by November 30, 2026, subject to completing safeguards and compliance review. The agreement addresses any launch changes.

Scope: visibility work supports your presence on MCA Shield. It does not include a separate SEO retainer for your own website. Paid placement does not change editorial ratings or buy an endorsement. Any promotional partnership requires separately agreed terms and does not automatically include either paid MCA inquiry round-robin.

If your company does not purchase Platinum

Participation is optional. An unpaid MCA company can remain a small text link toward the bottom of the directory, outside the ten expanded paid placements. An unreserved tier may be offered to another MCA debt relief company.

Its profile’s quote buttons may route to a clearly labeled MCA Shield quote form rather than its own website. The form explains the referral route before submission; a general MCA Shield inquiry may reach a different participating provider. A form expressly identified for a named company remains intended for that company.

Additional annual supporting pages, member-directed layout input and quarterly reporting are not included. Factual corrections remain available regardless of payment. Companies may still apply for the limited-time free Lead Exchange membership.

Reservations, payments, renewal and upgrades

Temporary MCA tier holds: use the reservation page to select an available tier. Only a successful reservation confirmation creates a hold. Save your private management link and complete the agreement and payment requirements before the displayed expiration. A hold does not collect payment or confirm enrollment.

Non-refundable Platinum payments: payments for Platinum membership and directory placement are non-refundable, except as required by applicable law. No full or prorated refunds are provided for voluntary cancellation, unused time or unused benefits. Confirm your category, tier, included services and start dates before paying. This policy does not excuse failure to perform contracted obligations or override rights under applicable law.

Renewal: holders receive the first opportunity to renew their tier under the annual agreement. Renewal pricing, deadlines and payment requirements are disclosed before acceptance. This is not lifetime placement or automatic renewal authorization.

Upgrades: a higher tier must be available. Any additional charge, effective date, content allowance and routing eligibility require written confirmation; no automatic proration or price-difference formula is promised.

When the Financing Need Extends Beyond Commercial Property

A property borrower may separately need equipment, receivables funding or operating capital. Route those inquiries to the relevant category rather than treating every business financing request as a commercial mortgage lead:

What Makes a Commercial Real Estate Lending Lead Worth Reviewing?

“Qualified commercial mortgage leads” should describe a stated screening process. Acceptance into the exchange does not mean a property has been appraised, a loan approved or every reported fact independently verified.

A mismatch can be another provider’s opportunity

A smaller loan, different market or transitional property may not fit your program. Explain those facts without promising that another provider will approve the transaction.

Records that do not meet standards

Fabricated or duplicate inquiries, invalid phone numbers, missing required permission, opt-outs, resolved needs and original inquiries over 30 days old do not meet intended standards. A sale or closing that eliminates the financing need must be disclosed.

When a record has a qualifying undisclosed defect: report it within 30 days of the original CRM inquiry date. A verified dispute earns one Super Credit for a standard replacement without the $40 fee. Where can I find commercial real estate lending leads?

Can commercial mortgage brokers participate?

Participation is subject to approval for the member’s role, service area and applicable requirements. A membership or credit does not itself authorize loan brokering, referral compensation or onward distribution of borrower information.

Can I refer a refinance request with an upcoming maturity?

Potentially, if the inquiry meets exchange standards. Disclose the maturity, balance, payment status and expected closing timeline. Urgency does not guarantee another provider can close in time.

Are bridge and construction loan leads included?

Eligible business-purpose inquiries can fit this category when suitable providers and inventory are available. Clearly record project stage, budget, remaining work and proposed exit. Do not present projected stabilization or refinancing as certain.

Are multifamily financing leads included?

Commercially financed multifamily inquiries may fit approved provider criteria. Record unit count, property use and transaction purpose. Consumer residential mortgage inquiries are outside this exchange.

Do you guarantee a particular LTV or DSCR?

No. Loan-to-value and debt-service coverage assessments depend on verified inputs and the receiving lender’s methods and criteria. Reported numbers are not approved terms, and the exchange does not promise universal thresholds.

Can a borrower without a selected property be listed as ready to close?

No. Disclose that the request is exploratory. An identified property and purchase contract indicate a different stage from an early search; acceptance depends on the exchange’s required information.

How is this different from other business funding leads?

The financing need here is tied to commercial property. General working-capital inquiries belong in the business loan category, while facilities primarily supported by receivables and inventory may fit asset-based lending.
